How long does the inspection take?

The inspection takes 2.5 to 3 hours on average.

Is Your Report Detailed?
Our reports are very detailed with coloured photos, easy to follow links to guide you into more detail of the defects, right to the point with digital photos and arrows or circles highlighting any areas of concern, references to the Home Reference Book (approx. 400 pages), reports are backed up onto a data base so we can send you the report again (if required) years later free of charge, environmentally friendly, you can receive the reports anywhere in the world (yes, we can send you the report even if you could not attend the inspection), home maintenance schedule, home improvement costs and much more......
 
When do I get the report?
We are using the most advanced and greener reporting system!! We will have the report to you within 24 hours. You will be shown and explained on sight the condition of your home and any major issues!! Please visit our sample report!!

Can we join you during the inspection?
Yes.
We encourage you to attend the inspection. It is a great opportunity to learn and know the condition of your home.

What if I have Q's about my home 2 years later?
We will answer any Q's about your home for as long as you own it!! Also, if you have deleted your report, just give us a call and we will send you it again.

Do you troubleshoot water leaks in a home?
YES,
We can use our Infrared Camera to detect water leaks without damaging your walls. In fact, we can locate the soure 99% of the time!!

When do I hire an inspector?

Buyers:
We recommend hiring our inspectors when you put an offer on the house. This way you can use the inspection as a condition of sale. After the inspection is completed then you can make an informed decision.
Sellers: We offer a Pre-Listing inspection which will increase you and your buyers knowlegde of the condition of the home. (ex. buying a car which has been certified) Why negotiate the price of your home twice. It eliminates  the surprise factor for the buyer as they know the condition of the home when they read the report ahead of time.
PDI: Pre Delivery Inspection for new homes. This is one of the most important inspections for the Tarion Warranty Program. It allows you to find any defects before you move in, this way Tarion will know it was from the builder and not from you. Many builders will convince you that they will fix or repair the problem so you do not have to record it on the PDI form. Then when you move in they use the excuse that you did not record it on the PDI form, so we do not have to repair it or they will say you damaged the item when you moved in.

Do you provide any other services?

  • Wood Energy Technology Transfer WETT which is an inspection required for any wood burning appliance. If you do not have your wood burning appliance inspected then the insurance companies will cancel your insurance.
  • Radon Testing. Radon is a radioactive gas that is colourless, odourless and tasteless. It is formed by the breakdown of uranium, a natural radioactive material found in soil, rock and groundwater. Radon escapes from the ground into the outdoor air. It is diluted to a low concentrations and is not a concern. However, radon that enters an enclosed space, such as a home, can sometimes accumulate to high levels. Radon breaks down to form additional radioactive particles called "progeny" that can contaminate the air you breathe. Protect your health and have us test for Radon in your home.
  • Asbestos Testing.
